Congratulations! You have taken the first step towards home ownership. To get into your dream home today, there are three basic principles that you must be excited about…

1. Each month you will pay a monthly rent payment on the property. Depending on which program you choose, between 25%-100% of the rent will be credited towards the purchase of your new home. There is a catch. Rent must be paid on the 1st of the month. If the rent is received on the 2nd, you lose the entire rent credit for that month. We love on-time payments, which is why we are willing to give such a generous rent credit. When you rent there is no rent credit. When you have a traditional loan very little of your monthly payment goes towards reducing the loan amount in the early years. Renting to own is the best of both worlds.

2. This will be your home. You will be responsible for all the day to day maintenance on the property. Anything major is usually the responsibility of the owner. If you clog the toilet, break a window, or make a mark in the paint it is your responsibility to take care of it. However, if you make any improvements to the property and the property goes up in value, that appreciation is you’re to keep. You price is locked and cannot be raised for any reason. This is one of the huge benefits of home ownership.

3. An upfront payment is required to move into the property. The amount is flexible and reasonable depending on the individual. This payment is 100% applied towards the purchase price of the property when you buy. The rental term on each property is different. During this term you will have the opportunity to save money, built up rent credit, clean up your credit history and qualify for a loan. During the lease period you van usually buy the home at anytime. If you do not buy the property during the rent-to-own term the upfront money is non-refundable.
